Window Repair and Glass Replacement in Charleston, SC

Fogged, broken or failed-seal glass, measured and replaced by a Charleston window manufacturer and installer

When does window repair beat replacement?

Repair wins when the frame and sash are sound and the failure is in the glass itself: a fogged insulating unit, or a cracked or broken pane. Complete window replacement is usually the answer when the frame is damaged or rotting beyond reliable repair. New glass in a soft frame hides the decay rather than fixing it.

Free in-home estimates are available, and that visit is where the opening is measured, its condition checked and the repair-or-replace call made. We look at four things:

  • Frame, sash and sill. Whether the sash opens, closes and locks, and whether the wood is sound or rotting.
  • The seal. Fog between the panes, and in how many units.
  • The water path. Whether the sill drains or holds water against the glass.
  • The location. Whether the opening calls for safety glass or impact protection.

Muhler has replaced a single leaking window for a homeowner when other companies would not, as one customer notes on this page, while many installers set minimums of around three.

In Charleston’s Old and Historic District, the Board of Architectural Review prefers repair over replacement, expects clear glass and often rejects thick insulating units that distort the muntins of a divided-lite sash; no one can promise a board outcome. If the window itself is done, see our guide to when to replace your windows and our replacement windows page.

Foggy windows and failed seals: repair or replace?

Fog trapped between the panes generally means the insulating glass unit has lost its seal; the haze is a deposit on the inside surfaces of the sealed unit, where no cleaning reaches. When the frame is sound, we replace the glass unit; when it is not, we replace the window.

Modern windows are typically constructed with two or more glass panes separated by spacers and sealed tightly around the perimeter. The spacer carries a primary edge sealant designed to minimize moisture vapor and argon diffusion. Window seal failure occurs when the airtight barrier between the layers of insulated glass breaks down. Moisture vapor then gets into the cavity. As temperatures change, that trapped moisture condenses, creating the telltale fogged glass effect many homeowners recognize. The U.S. Department of Energy notes that seal failure is commonly a result of the seals sitting in direct contact with water, and in vinyl frames especially, repeated expansion and contraction under intense sun stresses the seals over time.

Condensation on the room-side surface is usually indoor humidity rather than a failed seal. For foggy window repair or window seal repair between the panes, there are three real options:

  • Leave it. The seal has already failed, which also lets any gas fill escape, and the haze will not clean off. That is reasonable only for a window due for replacement soon.
  • Replace the insulating glass unit. A new sealed unit is made to the measured size and set into your existing sash, and the frame, trim and hardware stay. Caulking around the frame cannot reach the edge seal, which sits between the panes; a new unit brings a new one. Ask whether it is certified for seal durability to ASTM E2190, which qualifies units on frost or dew point and the absence of fog after testing; IGCC/IGMA runs one third-party program to that standard.
  • Replace the window. When the frame is rotting, or you want an impact-rated window, a new window does what new glass cannot. Muhler handles that window installation too.

Defogging services also exist; our guide to foggy window solutions compares that route with glass replacement. Before paying for any of it, check the warranty: JELD-WEN’s published limited warranty, for one, treats insulating-glass failure separately from ordinary condensation, with terms that vary by product, glass option, manufacture date and ownership.

Broken glass or storm damage: what should you do first?

Make the area safe, keep the weather out and photograph the damage before anything is moved. Broken glass poses an immediate threat to anyone in the vicinity. Keep people and pets away from the glass, leave shard removal to the installer, and close off the opening only if you can do it safely.

The permanent repair usually follows a measuring visit, because replacement glass has to be sized correctly for the opening and an insulating unit is fabricated to fit.

The federal safety standard for architectural glazing, 16 CFR Part 1201, covers glass in doors, storm doors, sliding patio doors, and shower and bathtub enclosures. The 2021 International Residential Code, which South Carolina enforces with state modifications, lists hazardous locations in Section R308.4, including glass in and beside doors, in railings, near tubs, showers and pools, and beside stairs and landings. Elsewhere, a window pane qualifies only when all four of these hold: it is over nine square feet, its bottom edge is under 18 inches from the floor, its top edge is above 36 inches, and a walking surface is within 36 inches.

Those locations call for safety glass, tempered or laminated, and the 2021 model IRC’s existing-buildings appendix carries the same rule for replacement glazing as model-code language; whether and how your building department enforces it locally is its call, and your installer confirms before the glass is ordered. Door glass counts in its own right, with narrow exceptions. If the door itself is failing, see our guide to exterior doors in Charleston; storm damage also raises the impact question below.

What does window repair cost depend on?

The cost of glass window repair varies by glass type, pane size, safety or impact requirements, sash condition, access, and whether the complete insulating unit must be fabricated to order. A real number starts with measuring the opening.

  • Size and shape. Oversized panes and custom shapes leave the standard production line and carry premiums.
  • The glass package. Double to triple pane raises the cost noticeably; low-E coatings and argon fill are smaller adders. Our guide to choosing window materials and glass explains what each buys.
  • Safety or impact glass. Safety glass where code requires it, and laminated glass in an impact-rated window, change what is ordered.
  • Frame and sash condition. Hidden rot may only show once the sash or glazing is opened.
  • Access and count. Upper floors need ladders or scaffolding, and per-unit cost falls as the count rises, since a crew and truck cost the same for one opening or several.
  • Permits. Where a permit applies, its fee and inspection are part of the job.

We do not print repair price ranges: the ranges quoted online could not be traced to a government or industry source, and a price no one has measured against your opening is a placeholder. Full replacement has its own drivers; see our post on what drives full window replacement cost.

Does replacement glass need to be impact-rated?

Sometimes. Inside a wind-borne debris region, glazed openings in new work must resist debris impact and cyclic pressure, as impact-rated assemblies or behind a tested shutter system, and a whole replacement window must meet those current standards for its site. Whether a glass-only repair carries the same duty is for your installer to confirm with the building department.

The code draws that region by design wind speed and distance from the coast, address by address. ASTM E1886 is the test method, a missile strike followed by cycles of positive and negative pressure; ASTM E1996 is the specification that sets the missile and test details. Its large-missile test uses a nominal lumber 2-by-4 whose weight and speed depend on the required missile level; a commonly cited level is a nine-pound 2-by-4 at 50 feet per second. A passing unit may crack, but it must not open.

Those tests are run on whole window and door assemblies, glass and frame together. So laminated glass set into a window never tested that way does not make it an impact window, and because the whole assembly is what was tested, replacement glass in an impact-rated window should follow the manufacturer’s tested configuration and documentation; the estimate visit identifies the product before anything is ordered.

Where impact glass is not the route, tested shutters protect the opening instead; Muhler builds its own storm protection line in North Charleston, and our hurricane season readiness guide covers what to settle before a storm is named.

Frequently asked questions

Can you replace just the glass?

Yes, when the frame and sash are sound. A new insulating unit or pane goes into your existing sash, and the frame, trim and hardware stay. The Department of Energy’s glass-replacement job aid sets the bar: glass sized correctly for the opening, matching the original in color and look, and meeting local code.

Is condensation between the panes a failed seal?

Generally, yes. Moisture sealed between the panes that will not wipe off from either side means the unit has lost its seal. Room-side condensation is usually indoor humidity; JELD-WEN’s warranty, for example, attributes most condensation problems to excessive humidity unless the insulating glass has failed.

How long does window glass replacement take?

Three steps: measured, fabricated, installed. The opening is measured at the assessment, the replacement glass is made to that size, and it goes in on a later visit. Custom shapes leave the standard production line, so lead time depends on the glass. Your assessment sets the date; we do not promise hours sight unseen.

Do I need a permit to replace window glass in Charleston?

Plan on asking. Virtually every Charleston-area municipality requires a building permit to replace windows and doors. Whether a glass-only repair in an existing sash needs one is the building department’s call, so your installer confirms it before work starts. In the Old and Historic District, exterior changes visible from the street can also need Board of Architectural Review approval.

Will my insurance cover a broken window?

It depends on the cause and the policy. Whether a broken window is covered depends on your policy, the cause of loss, its exclusions and your deductible, so ask your carrier; whether age-related seal failure is covered depends on your policy, so ask your carrier, and warranty eligibility depends on the manufacturer’s terms, and on the coast wind and hail can sit under a separate policy, such as one from the state’s Wind Pool. Your policy and your carrier decide.

What kinds of windows do you repair?

We repair and replace residential window glass: fogged units, failed seals, broken panes and storm damage, and we sell and install other manufacturers’ lines alongside our own. The assessment identifies what you have, including any impact rating or warranty that shapes the repair, before anything is ordered.

Ours was a large project – 54 hurricane rated windows and 2 entrance ways . . . . The installation crew was considerate of our home and cleaned-up where they had been working each day.

Jan Burleigh

We would highly recommend Muhler! We had a window that was leaking and needed to be replaced. Muhler was the only company out of 5 I called that would do just an individual window.

Kenneth Robinson

Great job on window replacement. Muhler even help retrofit existing windows to match (went above and beyond to assure I was satisfied). Their customer service was excellent.
