Window Buying Guide — Charleston, SC

In the Charleston metro, ask for certified NFRC numbers of 0.28 or lower on U-factor and 0.23 or lower on SHGC. Choose vinyl for standard, light-colored openings, fiberglass for wide spans, dark colors and hard sun, and wood where a historic board requires it.

Two quotes for the same ten windows can describe two different products, and the difference hides in three words: frame, glass, custom.

1. What salt air and subtropical sun do to a window frame

A frame here fights heat, ultraviolet light and salt on top of the wind loads every opening has to carry. Ultraviolet light breaks down the polymer chains in exterior finishes, which is why finish durability is tested under accelerated weathering. Salt aerosol rides the breeze well inland and works on exposed metal — hardware, fasteners, cladding, tracks — so coastal work specifies corrosion-resistant hardware, and a freshwater rinse is real maintenance here. And every sunny day cycles the assembly: the frame grows by afternoon, shrinks overnight, thousands of times over.

That third one matters a great deal: a window is a frame gripping glass, and the two expand at different rates. Glass barely moves, and pultruded fiberglass expands at close to the same rate, so frame and glazing move together. Rigid vinyl expands several times as far over the same swing, and that mismatch works the insulating-glass edge seal day after day — which is why the seal, not the frame, is usually the first part of a window to fail. It is also why a wide vinyl unit in a masonry opening needs internal reinforcement or a mullion to stay flat. 2. Vinyl, fiberglass, clad wood, wood, aluminum: one honest paragraph each

Vinyl is the volume standard: rigid PVC does not rot, rust or corrode, its corners are fusion-welded, and it is low-maintenance rather than maintenance-free: washing, clear weep holes, and a look at the weatherstripping and hardware now and then. Its weakness is heat: PVC softens and expands hard, so dark colors and wide spans carry real risk, while standard, light-colored openings are where it belongs.

Fiberglass is glass fiber and resin pulled through a die, dimensionally close to the glass it holds, and it takes a factory finish well. It carries a real premium over vinyl, and the premium buys stability: wide openings, dark colors, walls in full afternoon sun.

Clad wood sets a wood interior behind an extruded aluminum exterior; the layers expand at different rates, so the assembly must be engineered to absorb that movement. In salt air the finish is the question: ask which high-performance coastal finish class the cladding carries, and what its warranty says.

Solid wood is period-correct and what a historic board wants to see. It moves with moisture more than heat, and Lowcountry humidity is relentless: it swells, rots where water sits, and needs a repainting cycle.

Aluminum reaches high design pressures, which is why it turns up on wide patio doors. Bare or thinly finished aluminum pits in salt air, and it conducts heat, so it needs a thermal break to meet ENERGY STAR or code numbers.

3. Color and coatings: where dark frames go wrong

Dark exteriors are popular, and on vinyl they carry a spec limit. Manufacturers set a floor on light reflectance value for their own lines, because darker colors absorb far more solar energy, and rigid PVC has a heat-deflection temperature: the point where it deforms under load. A dark vinyl frame in a west-facing masonry opening is a demanding exposure: brick stores and re-radiates heat, the frame runs hotter than the air, and sashes can bow or bind on a hot afternoon. Coverage on unapproved dark aftermarket paint may be voided for that reason.

So dark is a material decision, not a color decision. Factory co-extruded colors and engineered laminates are built for the heat load; house paint on vinyl is not, and generally cannot be applied without voiding the warranty. For black or bronze on a sun-hammered elevation, fiberglass or factory-finished cladding is the honest route. Get the finish class and its warranty in writing: salt-spray hours and color-retention limits are what those classes measure.

4. Glass: the two numbers that matter in a cooling climate

Two label ratings carry most of the comfort. U-factor is the winter coat: how fast heat moves through the whole assembly, frame included. SHGC, the solar heat gain coefficient, is the sunglasses: the share of the sun’s energy the glass admits. Charleston cools far more than it heats, so SHGC leads, hardest on south- and west-facing glass.

The targets, stated once: the Charleston metro sits in ENERGY STAR’s South-Central climate zone, where Version 7.0 asks for a U-factor of 0.28 or lower and an SHGC of 0.23 or lower. A quote citing 0.32 is using the Southern-zone figure, which covers Beaufort and Jasper counties, not this metro; looser numbers come from the superseded Version 6.0 table. State code is no filter: South Carolina’s energy standard is still the frozen 2009 edition, capping our zone at 0.50 on U-factor and 0.30 on SHGC, looser for impact-rated units. How the glass gets there:

  • Low-E coatings. Microscopically thin metallic layers, counted in silvers: single-silver is built to let winter sun in, double-silver is the all-season middle, and triple-silver soft coats are the solar-control choice for west and south glass.
  • Gas fill and cavity width. Argon is the standard fill and performs in a cavity of roughly half an inch; krypton is for the narrow cavities of slim profiles and thin triple panes.
  • Warm-edge spacers. A metal box spacer bridges heat across the glass edge and chills it, which is where condensation appears first; foam and non-metallic spacers restrict that path. Ask which is in the unit.
  • Triple pane. A northern answer to a heating problem: a third lite buys a very low U-factor at the cost of weight and daylight. Here a double pane with a solar-control low-E coating usually does the work — and the certified whole-unit rating on the label, not the coating name, is what decides.

5. Safety glass and impact glass are not the same product

Tempered glass is heat-treated to break into small blunt pieces instead of shards. It is safety glass, and it stops no debris. Laminated glass bonds a tough plastic interlayer between two lites, so the assembly holds together when it cracks — which is what impact protection requires.

Code requires safety glazing in defined hazardous locations, and the 2021 IRC triggers are plain enough: glazing in doors and in the fixed panels of sliding and bifold units; a large pane low to the floor (over nine square feet, bottom edge under 18 inches, top edge over 36 inches, a walking surface within 36 inches); glazing near tubs, showers and pools that sits both within the code’s horizontal distance of the water and with a bottom edge under 60 inches; and glazing along stairs and landings that meets the code’s height and distance tests. Charleston’s older stock is full of tall sashes close to the floor and porch doors with sidelites, which is where those triggers bite. Safety glass carries a permanent etched mark citing CPSC 16 CFR 1201 or ANSI Z97.1. None of it is storm protection — that is impact glass or a tested whole-home storm protection system.

6. Impact units or shutters, read as a materials decision

Much of the Charleston area sits inside the wind-borne debris region — the code draws it by design wind speed and distance from the coast, so the barrier islands sit inside it and the mainland is decided address by address; your installer confirms which side you are on. Inside it, glazed openings — windows, glazed doors, the glass in entry and garage doors — must resist a missile strike plus the cyclic push and pull of sustained wind, and code accepts two routes: impact-rated assemblies tested to ASTM E1886 and ASTM E1996, or ordinary units behind tested opening protection — permanent shutters, or removable panels on permanent, corrosion-resistant anchors. A narrow engineered wood-panel allowance also exists: precut, predrilled, permanently anchored panels, never improvised plywood.

Impact spec changes the whole unit. Laminated glass is heavy, so the frame is reinforced and anchored to match its tested assembly, and that mass works the balances and hinges over the years. The reinforcement is also a thermal bridge, so an impact unit often carries a worse U-factor than the same frame without it — precisely why the energy code allows impact-rated fenestration a looser U-factor. A passing unit may crack; what it cannot do is open up: no tear longer than five inches, no hole a three-inch sphere can pass.

Shutters keep the window itself simple and efficient and move cost and upkeep outdoors: hardware needs care in salt air, and someone has to deploy them before the storm. Impact glass is always on. South Carolina law also requires coastal insurers to disclose the wind-mitigation credits they offer, and documented opening protection may qualify, depending on carrier, home and inspection — and the inspection covers every glazed opening, so one unprotected window can cost the credit.

7. What “custom” actually means, and when it is a requirement

The word covers three things. Stock sizes are pre-built units off a shelf; they rarely fit an older Charleston opening without carpentry. Made-to-measure is the norm for replacement work: a standard line manufactured to your measured opening. Genuinely custom fabrication is what arches, oversized units, special species and milled muntin profiles require, and it leaves the standard production line, so lead times and cost move with it. Most replacement work is made-to-measure, which is the right answer, not a downgrade.

Where custom is not optional

In the City of Charleston’s Old and Historic District the Board of Architectural Review governs exterior changes visible from the public right-of-way, and its starting position is repair, not replacement. Where replacement is accepted the match is in kind: material, size, profile, lite configuration. Vinyl and aluminum-clad are not accepted on street-facing elevations; fiberglass is heavily scrutinized and generally not accepted there either, and a wood-grain finish does not solve that. Glass is clear, and thick insulating units that distort slender muntin profiles are often rejected, so grids are true divided lites, each pane glazed separately, or simulated divided lites, bars bonded to both faces over a shadow bar. Secondary elevations may sometimes be considered, subject to case-specific approval, and nobody can promise a board outcome — what you control is the completeness of the submission.

Mount Pleasant’s Old Village runs its own track: the Historic District Preservation Commission reviews all exterior changes, approval comes before work starts, and a pre-application meeting with staff is required first. It meets monthly with a submittal deadline four weeks ahead, so the review calendar belongs in the project plan alongside manufacturing lead time. Wherever you live, assume a permit: virtually every metro jurisdiction, Summerville included, requires one to replace windows and doors, and your installer confirms with the building department. 8. Noise, then the checklist your quote should satisfy

Traffic noise has its own two numbers. STC was calibrated on speech-range sound; OITC was built for low-frequency outdoor noise — heavy trucks, aircraft, rail — so it is the honest number near an arterial like Highway 17 or under the approach to Charleston International, and it commonly reads lower than that window’s STC. Ask for OITC when traffic or aircraft noise is the concern; STC still tells you something, just not about low-frequency noise.

The physics is unforgiving in one way: two panes of equal thickness resonate together, so a standard double-pane unit is barely quieter than single glazing. What works is breaking that symmetry with two different glass thicknesses, plus a laminated interlayer, which damps sound as well as it holds debris. Test data has to cover the whole assembly, frame and gaskets included, and a quiet window in a leaky wall gives back little.

Whatever material you land on, hold the quote to specifics:

  • the certified NFRC U-factor and SHGC for your assembly, never just “Low-E glass”;
  • the glass package: coating and how many silvers, gas fill, cavity, spacer;
  • impact certification where it applies, tested to ASTM E1886 and ASTM E1996, with the design pressure;
  • the finish class and warranty on any cladding, plus reinforcement or mullions on wide spans;
  • insert or full-frame at each opening, the biggest scope difference between quotes;
  • grid type and lite configuration, if a review board will see the window;
  • both warranties in writing, product and workmanship;
  • who pulls the permit.

Frequently asked questions

Vinyl or fiberglass for a coastal home?

Both resist salt, rot and corrosion, so the question is heat and size. In standard, light-colored openings, vinyl is practical and cost-effective. In wide spans, dark colors or full afternoon sun, fiberglass expands at nearly the rate of glass and leaves the seal under less stress.

Will a dark vinyl frame warp in Charleston sun?

It is a known risk, not a myth. Rigid PVC softens as it heats, and colors below the manufacturer’s light-reflectance floor absorb far more solar energy, so a dark frame in a west-facing masonry opening can bow or bind on hot afternoons. Unapproved dark aftermarket paint can overheat the frame and may void coverage; check the product warranty and its approved colors.

Should I prioritize U-factor or SHGC?

SHGC, in this climate. Charleston runs air conditioning far more than heat, so keeping solar energy out earns more than insulating against cold. Aim at the ENERGY STAR South-Central targets covering our metro: SHGC 0.23 or lower, U-factor 0.28 or lower.

Is triple-pane glass worth it in South Carolina?

Rarely. Triple glazing pushes U-factors very low for northern heating climates, and it adds weight while cutting daylight. Here a double-pane unit with a solar-control low-E coating usually gets the solar control that matters; whether it meets our ENERGY STAR zone’s numbers is decided by the certified whole-unit rating, not the coating.

Do I need laminated glass in every window?

No. Laminated glass earns its place where you want impact protection or serious noise reduction. Ordinary hazardous-location requirements — doors, glass near tubs and showers, stairs, large panes low to the floor — are satisfied by tempered glass, a cheaper and different product.

Can I put vinyl windows on a historic Charleston house?

Not on a street-facing elevation in the Old and Historic District, where vinyl and aluminum-clad are not accepted and fiberglass is heavily scrutinized. Repair comes before replacement, and replacement is matched in kind, with clear glass and true or simulated divided lites.

What should my window quote list?
