A steel entry door leads its class in forced-entry resistance — then quietly rusts from the inside out a few blocks from the water. A vinyl window resists that same salt-air corrosion, and it is prohibited on street-facing elevations in Charleston’s Old & Historic District.
Neither is a knock on the material. They are two halves of one Lowcountry problem: the frame that solves your biggest worry usually creates a smaller one somewhere else, and where your house sits decides which trade you live with. Five factors settle it.
The 30-second version
- Fiberglass is the premier coastal choice on the merits: it will not rot, rust, or warp, it is salt-air-proof, it posts strong U-factors, and it can mimic wood grain.
- Vinyl is affordable and corrosion-resistant, but it can warp under intense sun, and it is prohibited on street-facing elevations in Charleston’s Old & Historic District — a district-and-elevation rule, not a blanket ban on older homes.
- Wood is period-correct and favored by the Board of Architectural Review, but it swells and rots in Lowcountry humidity and demands the most upkeep.
- Steel resists forced entry but rusts in salt air. Aluminum handles wide patio and French openings, but conducts heat and needs a thermal break.
- Impact rating is material-agnostic: the assembly either passes ASTM E1886 and E1996 or it does not, and Wind-Borne Debris Region status is decided address by address, not metro-wide.
Factor 1: what salt air, sun, and humidity do to a frame
Corrosion. Salt aerosol is why steel is a poor choice for beachfront and near-water homes: it rusts. Vinyl is corrosion-resistant, and fiberglass is flatly salt-air-proof.
Moisture and rot. Wood is what Charleston’s historic boards prefer, and in the right setting nothing else looks correct. It is also what swells and rots in humid Lowcountry air, so upkeep is ongoing rather than occasional.
Heat and UV. Vinyl’s honest asterisk is the sun: it can warp under intense heat. The mechanism is thermal movement — PVC expands and contracts a lot with temperature, and over years that can stress the frame and the seals of the insulated glass it holds. Fiberglass expands at close to the same rate as the glass it carries, so its seals see far less of that stress.
Factor 2: thermal performance, and why the code will not decide it
Most homeowners assume the building code sets the efficiency bar. In South Carolina, as of 2026, it barely does. The residential energy standard is the 2009 IECC, frozen by statute (Act 143, 2012) and excluded from the Building Codes Council’s adoption cycle.
Under it, Climate Zone 3 — the Charleston metro — allows a maximum U-factor of 0.50 and SHGC of 0.30, with a more lenient 0.65 exception for impact-rated fenestration. Modern ENERGY STAR-level windows typically clear that bar easily. The bar that means something is ENERGY STAR Version 7.0, effective October 23, 2023: in the Southern climate zone, U-factor 0.32 or lower and SHGC 0.23 or lower, tightened from v6.0’s 0.40 and 0.25. In a cooling-dominated climate, SHGC governs comfort and the summer bill.
Material feeds straight into that. Fiberglass posts strong U-factors. Aluminum’s documented coastal caution is thermal rather than corrosive: it conducts heat, so it needs a genuine thermal break to reach ENERGY STAR numbers. Whatever the frame, the certified figures live on the NFRC label, not in the brochure.
Factor 3: wind and impact, where the material decides nothing
Bluntly: a material is not impact-rated; a tested assembly is. Frame, glazing, hardware, and anchoring pass or fail together, which is why fiberglass is not automatically compliant and aluminum is not automatically better.
Two standards work as a pair. ASTM E1886 is the test method: a missile strike, then cyclic pressure simulating sustained hurricane wind. ASTM E1996 specifies which missile applies, by height and risk. For glazed openings within 30 feet of grade that is Large Missile Level D, a 9-pound, roughly 8-foot 2×4 at 50 feet per second. To pass, the unit may crack but may not open: no tear over 5 inches, and nothing a 3-inch sphere can pass through.
Whether those rules reach your project depends on your address. An area is a Wind-Borne Debris Region where the ultimate design wind speed is 140 mph or greater, or 130 mph or greater within one mile of the coastal mean high-water line, per ASCE 7-16 as referenced by the 2021 IRC and IBC. Speeds here run roughly 130 to 150 mph on the immediate coast, easing to 110 to 130 mph five to twenty miles inland, so many Charleston-area coastal addresses qualify and many do not — confirm yours with the local building department.
Where it applies, replacing a whole unit must meet the site’s current wind-resistance standard, and every exterior opening is covered — glazed doors, solid entry doors, garage doors — by impact-rated assemblies or tested shutter systems.
Material does matter for one wind reason: rigidity on big openings. A wide slider or double French door behaves like a sail; reaching DP-50 or DP-65 takes reinforced meeting stiles and multipoint locks, which is where aluminum earns its keep. Two footnotes: an impact rating is not a leak rating (air and water are certified separately, under AAMA 506/NAFS), and a “Miami-Dade approved” window is a Florida benchmark, never a South Carolina requirement.
Factor 4: in a historic district, the rules pick the material
If your home sits in the City of Charleston’s Old & Historic District, material choice is largely settled before you start. The Board of Architectural Review has authority over exterior changes visible from the public right-of-way, which is why peninsula neighborhoods like South of Broad, Harleston Village, and Ansonborough are handled differently.
Its philosophy is repair before replace. If a window truly cannot be saved, the replacement is expected to be in-kind: matching material, size, profile, and muntin or lite configuration. Glass must be clear, True or Simulated Divided Lites are required, and thick insulated glass units that distort the muntin profile are often rejected. Vinyl and aluminum-clad are prohibited on street-facing elevations, while fiberglass or clad units are sometimes allowed on secondary elevations with approval. The restriction attaches to the district and the elevation, not the age of the house.
Mount Pleasant’s Old Village runs its own track: a window alteration needs a Certificate of Appropriateness from the Historic District Preservation Commission, which requires a mandatory pre-application meeting with town staff before plans go in. Either board expects detailed plans, scaled elevations, cut-sheets, and samples, and no one can promise an outcome — completeness of the submission is what you control.

Factor 5: the maintenance you are signing up for
- Wood carries the highest ongoing load here — swelling, rot risk, refinishing — in exchange for period-correct looks and historic-district compliance.
- Fiberglass sits at the low-effort end: the usual failure modes are not there.
- Vinyl asks almost nothing of you about moisture or salt; its watch item is heat movement over time.
- Steel is a security material whose upkeep story near the water is rust management.
- Aluminum asks for correct thermal design up front rather than upkeep later.
How to make the call, opening by opening
For most Charleston homes the answer is not one material. It is a street-facing elevation that answers to a review board, a rear elevation that does not, a wide patio opening that is really a structural question, and a bedroom window that has to meet egress: a net clear opening of at least 5.7 square feet (5.0 on the ground floor), 24 inches high, 20 inches wide, and a sill no higher than 44 inches. A replacement cannot shrink an opening below those minimums, which sometimes means switching a double-hung to a casement to stay legal in the same hole in the wall.
A spec written off a floor plan tends to be wrong.
