Replacement Windows and Doors in Isle of Palms, SC
For homes inside the Wild Dunes gate and out, measured opening by opening and installed directly, with no dealer in between
A window or door replacement in Isle of Palms starts at the City’s own Building Department and, for a home under the Wild Dunes Architectural Review Standards, at the Wild Dunes Community Association as well. Whether replacement glass has to be impact-rated or protected depends on the wind-borne debris region, and the building official confirms whether a parcel is in it. By the Census Bureau’s estimate, about one housing unit in four in the City is vacant for seasonal, recreational or occasional use, so plan for protection that works when nobody is home. Muhler builds its window and storm-protection lines in North Charleston and installs directly, with no dealer in between. Our replacement windows and doors page compares frames, glass and installation methods.
Do you need a permit to replace windows or doors in Isle of Palms?
Plan on one, and expect the City to be the office that issues it. The City issues its own building permits through Building, Planning and Zoning, its Building Department, at 1207 Palm Boulevard, and pairs each permit review with a zoning review. Its published permit lists do not name window or door replacement, so the Department tells you whether your job files as an Alteration & Renovation or a Miscellaneous Repair, and your installer confirms that path with the Department before work starts.
The City’s permits page has no category for window or door replacement. Two of its categories could reach a replacement: Alterations & Renovations, where “construction drawings are required and must show what is existing and what is proposed,” and Miscellaneous Repairs, which call for “A complete listing of all work to be performed on structure” with materials and labor costs. Both ask for a signed contract between the owner and the contractor, and the lists ask for “a Wild Dunes permit if applicable”. The page does not say which one a like-for-like swap falls under, so ask the Department.
Do replacement windows and doors on Isle of Palms need impact-rated glass?
Yes, if the address is inside the wind-borne debris region, unless standard glass sits behind protection the code accepts. No City page states a design wind speed or a rule for protecting openings; the region follows the design wind speed at the address, and the building official confirms it for a parcel.
Inside it, every glazed opening in the job, door glass too, has to be impact-resistant or protected. The code’s routes are a unit with impact-rated glazing, tested to ASTM E1886 and E1996; a standard-glass unit that still carries the site’s design-pressure rating, behind a tested shutter system on permanent anchors; or, for one- and two-family homes, precut, predrilled structural wood panels on permanent corrosion-resistant anchors, within the code’s limits, which plywood nailed up before a storm does not meet. The duty follows the units replaced, not the whole house.
For a seasonal home, ask who closes the openings before a storm: impact glass needs nobody there, a motorized roll-down shutter closes in moments by remote control, though whether a given system can be run from off the island is a question for its maker, and other shutters and panels need someone on site. Under the Wild Dunes Standards, the Community Association Manager also reviews hurricane shutters “on a case-by-case basis” so the style suits the house’s architectural design. Compare the types on hurricane shutters in Isle of Palms; whole-house systems are under storm protection in Isle of Palms.
Who else reviews a window or door change on Isle of Palms?
For homes under its Architectural Review Standards, the Wild Dunes Community Association does, on top of the City’s permit: the Standards say its Architectural Review Board “will not duplicate the efforts of the City Building Inspector”. Neither approval can be promised in advance; what an owner controls is a complete application.
Under the Standards, revised in January 2026, Association staff review “minor exterior changes,” a list that includes “window changes and additions,” and may hand any of them to the Board. Doors are not named there, but the Board answers for “any and all alterations, additions and exterior changes to buildings and property” in its area, so ask before ordering a new door.
Elsewhere, none of the City’s permit, zoning, inspection or Planning Commission pages names a design-review board for a house’s windows or doors. If your community has an association, get its current guidelines before choosing frame colors, grids or a door style.
What are the houses on Isle of Palms like, and how does that shape the job?
Many stand empty part of the year: Census Bureau estimates from the 2020–2024 American Community Survey put 1,098 of the City’s 4,588 housing units, about one in four, as vacant for seasonal, recreational or occasional use, and fewer than half as occupied. Of the occupied homes, 93.5 percent are lived in by their owners, the median year built is 1986, and the figures describe the incorporated City alone.
That share reaches the money too: SC Safe Home grants can pay toward impact-rated windows and doors, but only for owner-occupied single-family primary residences, so a seasonal home does not qualify; as of October 2026 the program is not accepting applications.
In a house built by 1986, as about half are, an insert in a sound, square frame keeps the trim but leaves any hidden rot in place; where rot or failed flashing turns up, a full-frame replacement takes the opening back to the studs so it can be repaired and flashed into the weather barrier.
Salt air off the ocean beach is hard on steel doors, which rust and suit the beachfront poorly, while a fiberglass door slab will not rot or rust, and the jamb, sill and hardware around it need to be rot-resistant and corrosion-rated too, so specify the whole assembly, not just the slab. For the signs, see how to tell an Isle of Palms window needs replacing; for the frame, see frame materials for an Isle of Palms home.
How do the City’s flood zones affect a window or door job?
Under a raised house, and in a larger renovation of an existing house below the flood elevation. The City takes part in the National Flood Insurance Program, names AE, AO and VE zones, and reviews its flood ordinances with the permit; a newly built or substantially improved house must have its lowest floor at or above the City’s design flood elevation, which the City states in more than one way (base flood elevation plus one foot or 13 feet above mean sea level, whichever is higher, with a separate minimum finished-floor elevation for new construction), so the Building Department gives the number for your parcel, with “class 4 or 5 flood-resistant materials” below that floor.
For an existing house below the minimum base flood elevation, the City runs a substantial improvement review before it issues a permit for repairs, renovations, alterations or additions, and its page frames the rule as a cost-versus-value test: proposed improvements to a structure below the base flood elevation cannot exceed half the structure’s appraised or assessed value, not counting the lot, without the structure being brought up to the current flood standards. If windows and doors are part of a larger renovation, ask the Building Department, which keeps the substantial improvement documentation packet, how your project counts.
How does Muhler handle window installation and door replacement on Isle of Palms?
Muhler’s in-home estimate is free, and a dependable quote starts with every opening measured and every frame checked for rot and for square. Before ordering, settle whether the home falls under the Wild Dunes Standards, who files the City application and books its inspections, and, inside the debris region, impact glazing or tested protection, opening by opening. Custom-size units are built to your measurements and lead times vary by product and specification.
Muhler manufactures its own doors and installs other makers’ entry, French and patio doors as well. A wide sliding or French door needs reinforced meeting stiles and multipoint locks to reach the higher design-pressure ratings, and a solid, unglazed door carries a wind-load rating instead of an impact rating. Jambs, sill pans and tested door assemblies are covered in exterior doors on Isle of Palms.
Storm-season steps are in hurricane-season readiness for an Isle of Palms home; for a porch, see sunrooms in Isle of Palms; and for frames, glass and installation side by side, see our replacement windows and doors page.
Frequently asked questions
Do I need the Wild Dunes permit before I apply to the City?
If your home falls under the Association’s Standards, plan on it. Owners file a “Request for Major Renovation / Minor Change form (Form 4 or 5)” with a non-refundable review fee, and the Architectural Review Board issues a Wild Dunes Building Permit once the Final Review is approved and a Contractor’s Agreement form is in. The City’s permit lists ask for “a Wild Dunes permit if applicable”.
Which Isle of Palms homes fall under the Wild Dunes Standards?
The Standards name “All properties within Wild Dunes inside the Security Gate, except Resort Commercial Properties and structures that support the amenities,” plus the residential properties on 43rd through 45th Avenue and on 57th Avenue. Wild Dunes began in 1975 as a resort on 900 acres at the island’s northeast end. Elsewhere, start with the City’s Building Department and any association your community has.
Is every house on the island in the wind-borne debris region?
No City page says so, and none states a design wind speed. The State’s Charleston County wind map carries more than one wind-speed line and leaves interpolation between them to the authority having jurisdiction, for a City parcel the City. So the building official confirms it address by address, and inside the region every glazed opening you replace needs impact-rated glass or tested protection.
Can I add a door or windows to the space under a raised house?
Not as living space. If that space sits below the required flood elevation, it is limited to parking, storage and building access, and in the VE zones the City’s flood page names, the space below the lowest supporting member must stay free of obstruction except for walls built to break away or open lattice and screening. The City checks its flood ordinances with the permit, so start with the Building Department.
